I can’t take fifty listings and answer none of my calls.

What I love is the part most agents skip — the zoning, the water licence, the septic, the second opinion. The work that protects a family from a deal that should never have happened.

I’ve watched people get sold trailers that should never have been sold, properties without water rights, lots you can’t legally build on. People one bad purchase away from real trouble. I keep ending up the one who cleans it up — so now I’d rather be the one at the table before the offer is signed.

That means I take fewer listings and I see them through. The inspection. The water licence. The contract clause that gives you the right to check the septic two days before you pay. The honest “don’t buy this one.” A lot of my best work has been for people who barely felt like clients — just neighbours who needed help.

If you want a realtor who knows the house, the land, and the paperwork — and who’ll still pick up the phone after you have the keys — that’s the whole idea.
