I read the house

A Red Seal carpenter's eye on framing, foundation, roof, and renovations — before you fall in love with paint and staging. I see what listings hide and what inspectors photograph.

Zoning & land use

What you can actually build, subdivide, or run on the property — checked before you sign, not discovered after. Acreage, secondary suites, shops, and home businesses included.

Water & septic

Wells, water licences, shared lines, and septic. I make sure your offer gives you the right to inspect — and I know when a 'minor fix' is really a major bill.

Electrical & systems

Wiring, panels, and off-grid power. Thirty-five years in heavy industry means I know legal from improvised, and safe from a fire waiting to happen.

Rural & off-grid

Cabins, remote builds, and off-grid acreage don't scare me — I've lived it up north. That's where most agents get out of their depth and I get useful.
